HELPING TO REDUCE ENERGY COSTS IN LARGE APARTMENT COMPLEX

BUSINESS SITUATION
The property management company was looking for ways to reduce fixed costs and begin conversion to meet LEED Building standards and receive utility rebates as a result.

TECHNICAL SITUATION
The primary focus of this project was to reduce energy usage and take advantage of state utility rebate programs. The primary air handling system for the building was made up of a 150HP motor for supply air and a 100HP motor for return air.

SOLUTION
Working in conjunction with the local utility company and an electrical contractor, we proposed an upgrade to two premium energy efficient motors and the addition of PowerFlex 400 Variable Frequency Drives (VFD) for each motor. Additionally, suggested the installation of a MicroLogix 1100 that coordinated the VFD’s and air handling dampers based on temperature, carbon dioxide levels, carbon monoxide levels and building pressurization.

BENEFITS The solution saved $11,516 in electrical usage in the first year of operation. In addition, Natural Gas usage (heating) was reduced by $22,167. A utility rebate of $12,220 helped reduce the installed cost and speed up the return on investment.
